Common Questions
A real estate agent is more than just a sales person. A real estate agent may act on your behalf, providing you with advice and guidance when buying or selling a home. The real estate market is constantly changing, and a real estate agent is required to stay up-to-date on the laws and guidelines to maintain their license. There are times when you need the most current information about what has sold or what is for sale, and the only way to get that is with a real estate agent. Many of the large real estate websites like Realtor.com, Zillow and Trulia will populate their websites with homes 1 day or more after a home is listed for sale, so working with an real estate agent also ensures you’re on top of what homes as soon as they hit the market.
Orchard Hills Realty specializes in both sides of the transaction: buying and selling. We can make recommendations on what terms and prices to offer as well as negotiating a deal with your best interest in mind.
Most real estate agents work off commission, which is often a percentage of the sales price of the home once the deal has been completed. This means that realtors don’t make a dime until you have bought or sold your home. And if you’re buying a home, you’re most likely off the hook for paying commission from your pocket because this is typically paid by the seller at the settlement table. Commissions can vary some depending on the situation, but most real estate agents charge around 6% of the home’s sales price. If there are two agents involved in the transaction (one agent representing the buyer and another agent representing the seller), then the commission is split evenly between both agents.
